I have around a dozen friends that were making six figures right out of college, and none of them were revolutionaries or geniuses.

But you're right, if he had a six figure job that he just left, he'll be able to land a new one in this market fairly easily.

It's almost like people take on whatever slang is around in their teens and keep using it throughout their life. Weird right?

Half my childhood memories seem to be old Eastern-Europeans sitting at a table stuffing stuff into other stuff or stuffing jars for pickling. Great way to spend a day sitting around talking and drinking.

I hear you, but in my case I have to go with probably. Loose rocks and precarious foot placement are frequent issues to contend with on what I'm considering serious hikes. The word serious is probably where our opinions diverge. I have no problem wearing shoes, sometimes extremely minimalist, while going on less extreme terrain.

I've got to disagree for serious hikers depending on terrain. I've gotten my ankle wedged in between rocks before that would have likely broken my ankle if it hadn't been for the shaft in my boot.

Likewise.

I hear that. If you've got it mapped out there's no reason to forgo steak today for extra gravy tomorrow.

If you aren't aware of what your fire numbers are it's because you're not actually imagining what your "retired life" would look like exactly as you want it and setting goals. Financial independence means the ability to live exactly how you want to. If you have to sell yourself into complete bondage for an imagined reality that you're blury on the details on, you have faith not a retirement plan.

Glad you're okay. I agree with your sentiment. We should set goals live a fulfilled life every day.

Sure. I could see that. Makes sense that lobster would be cheap and prevalent in fishing communities. I'm just saying that the "lobster was poor people's food" trope was far before the 1960s as it occurred in the colonial era of the US. Lobster prices peaked in the 1920s, fell in the 30's and 40's during WW2, and rose again. By the 1950s lobster was fine dining and poor people (outside of industry people) definitely did not eat a lot of it.

Sixty years ago was the 1960s. Lobster was definitely not "poor food" in the 1960s.

Never seen it. Ten down minimum on primary residence every time I've done it. I wrote mortgages and have owned real estate brokerages for over fifteen years. I'm sure it's out there, but it's sure as hell not standard.

You can't put five down on a duplex.

Why would you ever pay the fha upfront funding fee and higher mortgage insurance premiums?

I only said that because he mentioned being interested in moving to another country in another comment that hinged on rental income.

I retired the first time at 25. Then again at 33. Both in my own businesses. The problem with retiring with just enough money to float is that the only people you can hang out with fall into two camps 1) normal friends that have to deal with work schedules 2) actual rich people that are available all day. Normal work people won't get you and youll start to feel separate from them. Rich people will increase your spending meaning you need more money. My advice here would be to consider going to school for something you want to do, that's less demanding physically and pays a good salary. (Good being more than your investment income). You get 401k matching and something to do. I'm going back to work next year because I'm so goddamned bored.

I'm real estate heavy in multiple states. You don't want to do this with no experience and only one or two properties. I'm very pro-real estate but my advice would be to sell the house, invest the funds, and then retire to another country. Real estate is a PITA if you're not local.

"Tiger Salad" is a great side dish that is very similar to Asian slaw. It's a great way to get a lot of veggies in and tastes amazing.
