Yes i suppose it does have risk but risk adjusted return of 7.4 isn’t that great for a hedge fund. But the risk of loss on principle is very small. IMO

Yea that's what I was thinking, as long as I qualify to move this to a non-resident mortgage I may do since my current rate on this house is 3%. My current mortgage all in is about $2k a month, I think I could rent in this year for about $2,500 to $3k depending on the length of the lease.

Hi, I'm looking for advice on home loans/retirement and how you've structured it after you hit your number but kept working.

I'm 34, my wife is 33, we have a two-year-old and our pending a new baby this year. We living a LCOL area in south Texas (guess where) and currently have an NW of about $2.2 Million. We have $70k in cash/crypto, $1.7M in investments, and $400k in an inherited family property (think undeveloped or farmland) the remainder is in home equity. Of the invested funds approximately $220K is locked in an inherited ROTH IRA (which will stay for the full 5 year deferral period), and $115k locked in a standard inherited IRA (which I will likely leave for the full 10 years). Additionally, we have about $250k in our own standard 401k plans. Together we earn $225k pre-tax with me earning 75%. I am currently maxing out my 401k plan for the company match. If my career goals are met, which I think is likely, in 3-4 years I should be earning $400k plus and my wife will stop working.

SO here is my question. We currently own a home worth about $375k (270k Mortgage), due to the second baby we are looking to upsize and move the burbs for our "long-term" home, and spend roughly $550k plus or minus 5%. I'm unsure what to do with my current house, I'd like to move it to a rental but I am concerned about potential cash flow issues if things were to change with my job. Should I sell my current home and buy another or rent this home and buy the other? Since I'll likely be fine for retirement should I reduce my overall 401k contributions (company contribution is fixed) to build a better cash reserve if I decide to rent?

Looking for opinions on the cash flow aspects of having a larger NW than earnings would generally support at my age.
